Drakehouse Retail Park, Sheffield

Hybrid were instructed to secure the erection of a stand-alone drive-thru coffee shop (Class A1/A3) together with the associated reconfiguration of car parking, cycle parking and landscaping, and other ancillary works, at the Drakehouse Retail Park in Sheffield.

This challenging site, which is considered to be ‘out-of-centre’ in retail planning terms, raised a number of complex retail, highways and design issues, and planning officers initially took a negative stance to the proposals.

However, Hybrid provided compelling evidence to demonstrate that the application site was the most appropriate location for the proposed drive-thru in sequential terms, and were able to use our extensive experience and knowledge of design and highways issues, to address the Officers’ concerns and overcome the initial resistance to the proposals.

The application was subsequently considered to be in full compliance with both national and local planning policy, and was approved under delegated powers.
