Hybrid were responsible for managing the project team (which included leading experts in heritage, transport and acoustics), and worked proactively with Leicester City Council in seeking to bring this landmark building for the City back into full and productive use.

The proposals to transform the upper floors of the historic department store into a 92-room aparthotel with new rooftop bar, will not only preserve the special character and architectural integrity of the building, but also improve the vitality of this part of the city, ensuring Leicester continues to compete regionally.

Likewise, and in parallel with securing the conversion of the upper floors, Hybrid were responsible for preparing and submitting planning and listed building consent applications to secure the change of use and alterations to the ground floor to create five flexible units (Classes A1/A2/A3), together with the provision of a basement bar.

All applications were subsequently approved under delegated powers, within 8-weeks, and with the minimal imposition of planning conditions.
