We have successfully secured permission for one of the UK’s leading family charities to redevelop land in its portfolio into new homes and workspace.

On behalf of Spurgeons, we have managed a full planning application to transform a brownfield site on Brading Road in Brixton into a mixed-use development, comprising four family homes and a light industrial unit.

Aaron Henecke, our Associate Director, comments: “This has been a long-running project focused on bringing new life to an underused site. Reaching this point has taken significant collaboration between the project team, Lambeth Council, neighbours and ward councillors, including public consultation and pre-application engagement.

“With Brading Road situated at the convergence of several character areas, representing residential and industrial uses, it was important the design responded to both contexts. The result is a series of contemporary, high-quality buildings that enhance the character of the street scene whilst also providing much-needed housing and business floorspace within the Borough.

“We’re extremely pleased that planning permission was granted under delegated powers. It’s a fantastic outcome that not only reimagines an overlooked site but also helps Spurgeons continue delivering its vital services nationwide,” says Aaron.

Rachel Grundy, Head of Corporate Services, Spurgeons adds: “We fully appreciate that this was a particularly challenging application, requiring considerable expertise, perseverance, and careful navigation of a number of complexities. Your hard work and guidance throughout have been invaluable and your commitment to achieving the best possible outcome has been evident at every stage. This achievement is really positive news and a testament to the dedication and determination of everyone involved. We are extremely grateful for the role that Hybrid Planning & Development played in making this possible.”
