Planning Conditions Successfully Discharged On Maidstone Residential Redevelopment
A residential redevelopment project in Maidstone town centre is proceeding at pace after our team successfully discharged all planning conditions.
Our client, TA Property Group, is currently constructing a four-storey, 10-bed HMO on Week Street, revitalising a brownfield site previously occupied by a small domestic shed.
Our executive director, Danielle St Pierre and planner, Nickolai Rutherford have managed this project, including securing full planning permission in 2024 and 2025, and subsequently discharging six planning conditions to enable implementation of the permission.
“This project has had a challenging journey to construction,” says Nickolai. “Although planning permission was granted in 2024, the development could not proceed because one of the approved drawings had been omitted from the Decision Notice, meaning a full planning application had to be resubmitted. By maintaining proactive and consistent communication between all parties, we were able to fast-track the 2025 application, building on the previous approval. Construction is now well underway with completion anticipated towards the end of the year.”
The scheme was recommended for approval as its design is considered in keeping with the local character and presents no harm to the nearby Holy Trinity Conservation Area or Maidstone Central Conservation Area.
Ajay Kundra, Managing Director, TA Property Group adds: “As this was my first HMO development, having the support and guidance of Nickolai and Danielle throughout the planning process was invaluable. Their knowledge, professionalism and responsiveness were second to none.
“Not only did they successfully navigate the planning process once, but twice for the same scheme, following the need to resubmit the application. They also discharged the planning conditions quickly and efficiently, allowing me to focus on appointing the contractor and getting construction underway as soon as possible. I couldn’t have asked for better planning consultants, and I look forward to working with the team again on future projects,” says Ajay.
