Trio of Approvals For Major Housing Association Confirm Over 500 Affordable New Homes For London


Our latest approval for Major Housing Association completes a trio of applications that will deliver a combined total of over 500 affordable homes across London.

The approval for Gallions Close will deliver 262 new homes in Barking & Dagenham as part of the Thames Road masterplan, and follows our previously successful approvals at Church Elm Lane, also in Barking & Dagenham, and Newbury Park in Redbridge.

“It’s excellent news to have secured unanimous approval for this scheme, and to bring forward genuinely affordable, family homes in a fast-evolving neighbourhood,” says our Associate Director, Sophie Hardy, who has managed all three applications.

“By working collaboratively with the London Borough of Barking and Dagenham, we have been able to deliver an uplift of 29 homes on the original consent to better align with the Borough and GLA priorities. The scheme will also include three commercial units, ground floor community space, a pocket park, roof terraces, children’s play area, and a range of social and quiet spaces to support wellbeing and connectivity.

“As one of the first sites within the Thames Road masterplan to secure planning permission, Gallions Close marks a significant step forward in the area’s transformation. The landmark building has been sensitively designed to respond to its industrial context while helping to establish a new neighbourhood character and strengthen connections to green infrastructure. It is a strong example of positive placemaking that unlocks underutilised industrial land,” adds Sophie.

Major Housing Association will deliver Gallions Close in partnership with the GLA through the Affordable Homes Programme.
